BEACHWOOD, OHIO (October 28, 2024) – Tramview Capital Management announced it recently completed the sale of two multifamily/student housing properties, totaling 415 units in Wilmington, North Carolina. The properties are located approximately five miles east of downtown Wilmington and within a short walking distance from the UNC Wilmington campus, catering to a mix of student and traditional renters in the high growth Wilmington market.
Tramview originally purchased the two-property portfolio in an off-market transaction in October 2021 in a joint venture (“Venture”) with Pearlmark and Timberline Real Estate Ventures. The Venture completed several strategic common area and exterior capital improvements during its ownership to maintain high occupancy and drive rent growth and income.
“An attractive basis, combined with successful execution of value-add initiatives, favorable financing, and demand for high-quality, well-located assets in the Wilmington market, provided the opportunity to realize strong returns for our investors,” noted Robert Davies, Managing Partner of Tramview Capital Management.
