
BEACHWOOD, OHIO (September 22, 2026) — Tramview Capital Management (“Tramview”) recently completed the acquisition of 2390 Remington Way, a 522,500 SF Class A cross-dock industrial property (“Property”) located in Lexington, KY. The Property is 100% leased to Sumitomo Electric Wiring Systems, Inc. (“SEWS”), a wholly owned subsidiary of Sumitomo Electric Industries, Ltd. (TYO: 5802), a Fortune Global 500 conglomerate and an investment-grade credit rated by S&P.
The Property participates in a supply-constrained industrial market anchored by the Toyota Motor Manufacturing Kentucky (TMMK) plant in Georgetown, KY, the largest Toyota assembly facility in the world, with approximately 10,000 employees and ~550,000 vehicles of annual production capacity. Toyota has invested more than $11 billion at TMMK since 1988, anchoring a deep automotive supply chain cluster throughout central Kentucky. SEWS is a Tier 1 supplier to TMMK, located approximately 12 miles from the Property, as well as to other OEMs. SEWS has occupied the Property since its development in 2016 and uses the facility to serve its North American supply chain operations.
Lexington sits at the intersection of I-75 and I-64, providing one- to two-day truck delivery to approximately 60% of the U.S. population and efficient connectivity to the Midwest, Southeast, and Mid-Atlantic regions. The Property is situated in the West Lexington/Fayette submarket — the largest industrial submarket in the Lexington MSA and an established corridor with deep occupier tenure across logistics, distribution, and manufacturing. The submarket benefits from stable supply and demand dynamics: a constrained development pipeline, limited available industrial-zoned land, an established highway and airport infrastructure base, and a deep blue-chip occupier roster supported by TMMK and complemented by national logistics and manufacturing operators. Built in 2016 with a 2019 expansion, the Property offers institutional-grade specifications including 30-foot clear heights, a cross-dock configuration, 204 auto and 41 trailer parking positions, and approximately 30 acres of site area, well-suited for regional distribution, logistics, and automotive supply chain operations.
