
BEACHWOOD, OHIO (November 24, 2025) – A joint venture between Tramview Capital Management (“Tramview”) and Wharton Industrial recently completed the off-market acquisition of a 91,380 SF small bay industrial property (the “Property”) in Exton, PA within the greater Philadelphia MSA. The infill Property is well located in Chester County, one of Pennsylvania’s highest-income, most educated, and fastest growing counties. Situated just ~0.2 miles from heavily trafficked Route 100 and approximately one mile from the Pennsylvania Turnpike, the Property provides regional access to a dense labor pool and consumer population. The Exton small bay industrial market’s tight vacancy rates and steady rent growth reflect continued favorable supply and demand dynamics with limited available inventory to lease, further constrained by a scarcity of developable land and high construction costs for small bay product.
The Property, which is comprised of two buildings on nearly seven acres with a functional shared truck court, is ~96% leased to a diverse mix of 23 tenants with approximately three years of weighted average lease term. No tenant comprises more than 10% of the net rentable area, and many tenants have been at the Property for over a decade. The Property’s functional design and highly desirable unit sizes appeal to a wide array of light industrial, commercial, and service users with 18-20’ clear heights, 24 dock doors, and street-facing commercial units.
