
BEACHWOOD, OHIO (October 3, 2025) – Tramview Capital Management recently completed a preferred equity investment to facilitate the off-market acquisition of a well-occupied, workforce housing property comprised of 232 units (“Property”) in Hendersonville, Tennessee in the growing Nashville MSA.
Hendersonville, situated ~17 miles outside of downtown Nashville, is a supply-constrained suburb with strong demographics and access to top-rated public schools. The Property offers renters an affordable alternative to homeownership in a submarket with a significant rent-to-own spread, with nearby single-family home values averaging over $500,000. Direct access to major North-South corridors connects residents to diversified employment opportunities, retail, and cultural and recreational amenities desired by both professionals and families. The Property also benefits from a recently completed interior and exterior renovation program, and new ownership will execute a light value-add business plan.
The Nashville area investment marks Tramview’s sixth preferred equity investment in the past year and was completed at an attractive basis, well below estimated replacement cost and comparable sales, along with substantial common equity subordination. “The attractive basis, yield, and defensive structure offer a compelling risk-adjusted value proposition, which is underwritten to generate value-add, equity-like returns with strong current cash flow,” said Rob Davies, Tramview’s Managing Partner.
